One Year of Construction: Nordhafen Living & Office is Ahead of Schedule
One year after the ceremonial laying of the foundation stone, the Nordhafen Living & Office project is clearly taking shape. Construction work in the heart of Berlin’s Europacity is progressing visibly, the building structure is rising rapidly, and numerous trades are working in parallel to drive the project forward. The first year of construction has been characterised by strong teamwork, precision, and clear communication — laying the groundwork for the project’s continued success. In several areas, Nordhafen Living & Office is even ahead of the original schedule.
Excavation Successfully Completed
Under the leadership of PST Grundbau and Meyer Erdbau, civil engineering work was completed in the summer of 2024. Following the official handover in August 2024, all required documentation was submitted, and groundwater lowering was successfully completed in February 2025. As a result, the construction site was released earlier than originally planned.
Shell Construction Ahead of Schedule
The shell construction, carried out by Köster GmbH, has been progressing rapidly since December 2024. By October 2025, the sixth floor of the main building — the top floor of the central structure — had been completed. The tower will add a further three floors above this.
At the same time, several subcontractors have begun their work: Rikasa is handling the basement insulation, Schöhl is installing the piping, and EBS has commenced electrical installations. Roof work, performed by M&M CUK, began at the end of October as planned and marks another key milestone in the project’s progress. Thanks to close coordination and efficient planning, all trades are proceeding smoothly and remain well aligned.
Facade in Preparation
Metallbau Windeck has been commissioned to carry out the façade work, particularly the installation of windows. Installation in the tower section began in the second half of October and marks another visible milestone in the project’s progress.

Sustainability and Location Quality
Nordhafen Living & Office stands for sustainable urban development at the highest level. Following its LEED Platinum pre-certification, preparation for WELL certification is currently underway. Energy-efficient building technologies, sustainable materials, and careful construction practices define the project.
The ensemble is being developed in the immediate vicinity of the River Spree and Berlin Central Station – right in the heart of Europacity, one of the capital’s most dynamic urban development areas. With its mixed use of residential, office, gastronomy, and green spaces, Nordhafen Living & Office makes an important contribution to Berlin’s urban diversity and quality of life.
Outlook
The topping-out ceremony is scheduled for January 2026, marking another milestone on the way to the project’s planned completion in spring 2027. Until then, the project team will focus on maintaining the current pace while consistently delivering on the project’s high standards of quality and sustainability.
